Janitorial routes that hold their scope in month twelve.
Recurring cleaning for occupied commercial space, run as a fixed route with a signed checklist. Offices, clinics, retail floors and shared common areas, on the frequency your building actually needs.
A route, not a list of chores
Janitorial work goes wrong quietly. A task drops off the round, then another, and six months later the building is being cleaned to whatever the current crew remembers. Nobody decided that. It just happened.
We run every account as a documented route. The tasks, the areas and the frequencies are written down and priced before the first shift. The crew works from that document, signs the checklist on each visit, and a supervisor inspects against the same sheet on a set cadence.
You get the completion log on the service cycle. When something needs a decision from you, a burned-out fixture, a leak under a sink, a door that stopped latching, it comes to you as an exception note with a photo instead of a surprise six weeks later.
- Typical frequency
- 5 nights per week, adjustable from 1 to 7
- Service window
- After close, or day porter during hours
- Crew
- Assigned team, same faces each cycle
- Supervision
- Named supervisor, scheduled inspections
- Reporting
- Signed checklist plus exception notes
- Lead time to start
- Typically 1 to 2 weeks after signature
What is included
This is the document, not a summary of it. Anything you need that is missing gets added and priced before you sign.
Every visit
- Trash and recycling removal, liner replacement
- Restroom cleaning, disinfection and consumable restock
- High-touch disinfection: handles, switches, rails, elevator panels
- Hard floor sweep and damp mop
- Carpet vacuuming with HEPA filtration, spot treatment as found
- Break room and kitchenette wipe-down, appliance exterior
- Entry glass and interior partition glass spot clean
- Lights out, doors secured, alarm set to your protocol
Weekly and monthly
- Detail dusting of ledges, sills, vents and baseboards
- Hard floor spot burnish in lobby and high-traffic runs
- Restroom partition and tile deep clean
- Interior glass and mirror full clean
- Upholstery vacuuming and fabric panel detail
- Stairwell, loading dock and back-of-house sweep
- Refrigerator interior on a scheduled rotation
- Air vent and diffuser face dusting
Not included in a janitorial contract: floor stripping and refinishing, exterior pressure washing and post-construction phases. Those are separate programs so you are not paying a monthly premium for work that happens twice a year.
How the work runs
Walkthrough and count
We measure areas, count fixtures and restrooms, and note floor types. That is what the price is built on.
Scope and schedule
Task, area and frequency written down, then matched to your access hours and alarm protocol.
Crew training on site
The assigned crew is trained in your building, not in a classroom. Supervisor works the first full cycle with them.
Inspect and adjust
Scheduled inspections against the written scope, and a formal review after month one.
Who hires this program
Same discipline, different rules per sector.
Offices
Single and multi tenant floors, nightly routes plus a day porter for lobbies and restrooms.
Medical and dental
Exam rooms and waiting areas on a documented disinfection sequence, with color-coded cloth control.
Retail and restaurant
Front of house detailed before opening, back of house and hard floors after close.
Education
Classrooms and cafeterias on the school calendar, with deep cleans scheduled into breaks.
Property management
Lobbies, corridors, stairwells and amenity space across a portfolio on one contract.
Industrial and warehouse
Office areas, restrooms and break rooms, plus scheduled sweeping on warehouse floor.
Cleaned at night, used in the morning
Janitorial is the program where product choice matters most, because the people who work there breathe the room long after our crew has left.
- Certified low-impact products, SDS on file for every chemical on site
- Dilution control at the source, so nothing is over-applied
- Color-coded microfiber, so restroom cloths never reach a desk
- HEPA-filtered vacuums in occupied and sensitive areas
- Low-odor disinfectants with the contact time actually observed
Send us the building
Square footage, restroom count and your current schedule are enough to start. We walk it and come back with a written scope and a fixed monthly price.
